4Is your foundation trying to tell you something?

Foundation repairs are among the most expensive and disruptive fixes a homeowner can face, partly because problems often grow slowly until they become hard to ignore. Shifting soil, poor drainage and water pooling near the house can all contribute to cracks and settling over time.

Watch for warning signs such as doors and windows that suddenly stick, diagonal cracks in drywall above door frames, uneven floors, or widening cracks in basement walls or exterior brick. Not every crack is serious, since small hairline cracks are common as concrete cures, but changes over time are worth tracking with photos.

The best prevention is managing water. Keep gutters clean, make sure downspouts carry water well away from the house, and check that soil slopes away from your foundation. If you notice signs of movement, have a structural engineer or reputable foundation specialist evaluate the problem before you agree to a repair plan, and consider getting more than one opinion.
